On behalf of our Board of Directors, we hope all members had a wonderful summer with family and friends and wish all a safe and Happy Labor Day weekend!  We are beginning our slate of fall events with our Multi-Association Networking event on September 9th at Stone Source in Carlstadt.

Lumber Report 
Lumber futures fell below $570 per thousand board feet, nearing a five-month low as the escalating Canada-US trade war weighed on demand. Canada announced counter-tariffs on several US goods, including lumber, stating that the measures were intended to protect Canadian industries. 
Prime Minister Carney said he remained open to negotiations but would not accept a subordinate position to the US. The dispute is weighing on the forest sector of both countries, with lumber prices rising sharply following the tariff announcement. More than 20 sawmills across British Colombia have closed since 2023, while seasonal renovation activity in the US is also facing pressure from elevated prices. 
Meanwhile, persistently high inflation has reduced homeownership affordability and kept mortgage rates elevated, while construction spending remains subdued. US housing starts fell 12.4% in July, driven by a sharp decline in lumber-intensive single-family construction, further weakening demand.

While September is opening at a relative valley, structural changes suggest a floor has been reached. Because current pricing is flirting heavily with the baseline cost of production, sawmills are expected to curtail production rather than sell at a loss.


Escalating Trade War: The primary catalyst for the late-August price drop is the compounding US-Canada trade dispute. Following recent US tariff adjustments, Canada retaliated with counter-tariffs on American goods—including lumber. This political friction has caused a massive wave of market hesitation, depressing immediate futures pricing.

Just-In-Time Buying: Rather than stockpiling inventory, commercial builders and retail yards are relying heavily on immediate-need purchasing. This thin field inventory means any sudden supply disruption could trigger localized volatility.
