November 2026

President's Message

BANNJ President, Alan Archuleta

Many thanks to Associate Member Richard Gaynor of Middleton & Company for giving a valuable virtual Educational Presentation on "How to Protect Your Residential Construction Business: Mastering NJ (NY) Home Improvement Contractor Rules & Consumer Protection Laws" on October 1st.

Building beautiful Homes is only part of running a successful business. Understanding New Jersey's Home Improvement Contractor Registration requirements and the Consumer Fraud Act is essential to protecting your company from costly fines, contract disputes, lawsuits, and license issues. This informative seminar provided contractors and industry professionals with practical guidance on registration requirements, compliant contracts, advertising rules, customer communications, change orders, and the penalties for non-compliance. Learn how to reduce your legal exposure, improve your business practices, and gain the confidence that your company is operating within New Jersey law.

If you missed the seminar, please contact kathleen@bannj.org to obtain a copy of the deck for the information.

Lumber futures are falling, but that doesn't necessarily mean builders will see equivalent reductions in their delivered lumber packages. There are several competing forces at work.

What this means for the building industry

1. Lumber prices are under pressure.

  • Futures below $515/MBF represent a significant decline.

  • Weak housing demand and elevated construction costs are limiting purchasing activity.

  • Builders may have more leverage in negotiating lumber packages.

2. Canadian plywood tariffs are being removed.

  • Removing the 50% plywood tariff could improve Canadian plywood's competitiveness.

  • This could create downward pricing pressure on domestic plywood.

  • It may also change purchasing patterns as suppliers look for more competitive sheet-goods sources.

3. Canadian softwood lumber remains expensive.

  • The combined duties are still substantial.

  • Even with the reduction in anti-dumping and countervailing duties, the additional 10% tariff keeps the total at 34.75%.

  • This creates uncertainty around future SPF pricing and sourcing.

4. Housing weakness remains the biggest concern.

  • High mortgage rates and construction costs continue to hurt affordability.

  • Builder confidence is deteriorating.

  • Lower lumber prices alone won't solve the problem if builders aren't starting project.
