Victoria Reczkowski
Last, but absolutely not least....................

Congratulations to Associate Member Victoria Reczkowski, Builder Manager at Ferguson, who won the NJBA Associate of the 1st Quarter 2013!  The Associate of the Quarter award is presented to the candidate who best demonstrates commitment to the success of the Association and the building industry.  Vicki will be presented with her award at NJBA’s Annual Board of Directors Meeting in Atlantic Cityon Tuesday, April 9th.  Vicki is following in the footsteps of John Cioletti of Reno’s Appliance who won the Associate of the 4th Quarter 2012.  Way to go BRANNJ Associates!

Record High Lumber Prices..STILL On the Way

Over the last several weeks I have been addressing how March sets up April, May and June in our lumber industry. Our conversation has created an understanding of why the first month of spring begins lethargically. March begins slowly as lumber dealers process winter buys that were bought to cover muted winter, and increasing March, demand. 

NOW WE TURN UP THE HEAT. We have set our clocks forward an hour. Days will be getting longer and warmer for the next six months. 

U.S. Housing demand for Q2 is very strong. Housing starts and demand for lumber in Q2 will be very strong in relation to supply and in relation to any of the last 12 months 

Our expectations regarding Asian housing contraction and increased North American lumber availability will not be a factor in our Q2 U.S. lumber market, but let's keep a Q3 vigil. 

Beginning this Monday we will see increased mill sales. As credit and cash flow permits, lumber & OSB consumers will begin accumulating inventories. Each week, over the next two months, cash flow, and ability to buy lumber will increase, but lumber supply will not. Lumber consumer's need, willingness and desire will likely push our lumber market to RECORD HIGH PRICES before Memorial Day. 

IF YOU HAVE A JOB SOLD FOR DELIVERY OVER THE NEXT THREE MONTHS, BUY IT...NOW. THIS IS NOT A MARKET TO GAMBLE ON THE SHORT SIDE. 

To be clear, this is not a discussion about the futures market, rather the lumber you will see on your yard. Futures traders should expect discounts in May and July contracts as futures anticipates and projects an end to the up trend. Keep the two separate.
